The data also suggests why FSBO activity continues to shrink. Homes sold without an agent tend to close at significantly lower prices compared to those listed with a professional, with a gap of roughly 18% between median FSBO sales and agent-assisted sales. Many FSBO sellers also report challenges such as correctly pricing their home, preparing it for the market, and managing legal or contractual details. A considerable portion eventually hire an agent after struggling to sell on their own.
Surveys also highlight the emotional toll of going solo. Many FSBO sellers describe the process as stressful and overwhelming, and a large number admit to making avoidable mistakes with paperwork or pricing strategy. On the other hand, homeowners who worked with an agent cited benefits such as broader marketing exposure, expert pricing guidance, smoother transactions, and more confidence throughout the process. Satisfaction levels remain high, with the majority saying they would recommend their agent to others.
